Abstract:
This article aims to present a systematic evaluation of green roofs (gr) using the method of the irr (internal rate of return) financial analysis, referenced by ASTM e1185-07 and e1057-06. The proposition however, shows elements that are not very often approached in national surveys. It also considers the costs of projects and their executions and the cost of system maintenance, energy saving provided by energy efficiency improvement of the building with green roof, obtained through the energy simulation of commercial buildings as well as the value aggregated to the enterprise with this sustainability item. The factors that most influence the results of this application of this system in the building are also listed, using the requirements established by ISO 62441 as a base. To examine the real implications of initial costs, maintenance and replacement of gr, a comparative feasibility analysis of another system that provides benefits similar to the gr such as the roof with thermal insulation is proposed. The growing use of this passive technology has been fueled by the spread of environmental certifications and therefore, further studies must be carried out, both on the efficiency of the building system, as well as on the financial viability, so that the application could in fact be sustainable. There is no doubt that the green roof system can help to contain and reverse the environmental decline of cities, a fact proven by scientific studies already undertaken, especially in the European and North American Continents. Also, specific researches in tropical regions showed that the costs of the life cycle of the extensive gr, considering energy costs or not, are lower than the exposed concrete slab, although the initial cost is higher. In Brazil, however, studies still show a superficial approach as to feasibility analysis of cost.
